Cleaning is the easy part. Peace of mind is what you're buying.
Short-term rental turnovers are the only work AZ Total Shine Co. takes, across Tempe and the East Valley. Established, staffed, and growing, which means your turnover happens whether or not anyone calls in sick.
What a turnover day looks like
The window between checkout and check-in is short. Here's how we use it.
- Guest checks out Your calendar pings us. No reminder text needed.
- Strip, start laundry, haul trash Linens go in first so nothing waits on the dryer.
- Full clean, kitchen to baths Same checklist in the same order, so nothing gets skipped.
- Restock, stage, photograph Consumables topped up, beds styled, photos sent to you.
- Next guest arrives And you never had to drive over to check.
What we clean
Short-term rentals are the only thing we clean. No offices, no residential accounts competing for our crews on a Saturday morning.
Guest turnovers
The core of everything we do. Full reset between guests: clean, linens, restock, staging, photo report. Flat rate per turnover so your margins stay predictable.
Flat rate by property sizeLinens and laundry
Keep your own wash and fold service, or hand the laundry to us through our partner. Either way, back-to-back bookings stop being a problem.
See both optionsRestocking and inventory
Paper, soap, coffee, and amenities topped up every visit, with a count of what we used. You hear about low stock from us, not from a guest.
Included in the turnoverQuality assurance visits
Our QA cleaners are on the road every day checking completed turnovers against our standard. Built into the service, not an upcharge.
Included in the turnoverMid-stay and long-stay cleans
Refreshes for guests booked a week or longer, and linen swaps for the snowbird stays that run for months.
Scheduled with youSeasonal deep resets
Before peak season and after it: baseboards, vents, inside appliances, grout, patio and pool deck. The detail work a turnover window doesn't allow.
Quoted per visitWhat's in every turnover
Hosts ask for the checklist before they book, so here it is. Nothing on this list is an upsell, and our quality assurance cleaners check against it in person.

Two ways to handle the laundry
In this business, time is money, and laundry is where turnovers slow down. Pick the setup that fits how you run the property.
You handle it
You use your own wash and fold service with pickup and delivery. We show up, strip the beds, and make them with the clean linens on site.
What we need from you: clean linens ready at the property for every turnover. If they aren't there, the turnover stalls.
We handle it
We run your laundry through our wash and fold partner for an additional fee. Nothing to coordinate on your end, and no waiting on a dryer between guests.
What we need from you: three full sets of linens per bed so there's always a set clean, a set in use, and a set in rotation.
Not sure which way to go? Most hosts with back-to-back bookings end up handing it to us. We'll walk through the math with you on the quote call.
Why hosts leave their last cleaner
Almost every host who calls us has the same story. The cleaning was fine until the morning it didn't happen. Here's what we do differently.
Someone is always coming
We're an established company with a full crew, not one person with a schedule. When a cleaner is sick, a backup covers the turnover. You find out afterward, if at all.
A second set of eyes, daily
We have dedicated quality assurance cleaners who travel to the properties we serve every day and check the work against our standard. Problems get caught by us, not by your guest.
Turnovers are all we do
We don't clean offices, and we don't have residential routes pulling crews away on a changeover day. Every person on staff is trained on one thing, and it's your checkout window.
Photos before we lock up
Every room, every turnover, timestamped. If a guest claims the place was dirty, you have the answer already.
Damage and supply reports
Stains, breakage, missing items, a burned-out bulb. You hear it from us the same afternoon, not from the next guest.
We work the booking calendar
Share your calendar and we schedule off it. Late checkouts and same-day flips get handled without a scramble.
What changes when you switch
Hosts who call us are usually already working with someone. Here's the honest side-by-side.
What hosts tell us
The same thing keeps coming up, in different words.
We feel very lucky to have found Kristy. She is reliable, easy to communicate with, and always does a great job preparing our Airbnb for guests. Hosting can be stressful at times, and it gives us so much peace of mind knowing Kristy is taking care of the house. She pays attention to the details, takes pride in her work, and genuinely cares about doing a good job. Our guests consistently walk into a clean, welcoming space because of her hard work. We truly appreciate everything she does.Air BNB Host · Tempe · 1 listings
Kristy was super responsive and was able to switch gears when we had some trouble getting her access to the house. Would continue to use her again and again!VRBO Host · Tempe
How a room looks when we leave
Rooms from recent East Valley turnovers, photographed at the end of the clean. Hosts get the same set on their phone before the next guest arrives.
We're not the cheapest. We're upfront about that.
Our rates sit competitively with the rest of the Phoenix market, but you can always find someone cheaper. What that usually costs you shows up later: the 1 p.m. text saying nobody is coming, the guest who checks in to a dirty kitchen, the review that follows.
What our customers tell us, over and over, is that we finally gave them the peace of mind their last cleaner couldn't. That's the thing we actually sell. The clean house is how it gets delivered.
What the rate covers
- A flat price per turnover, agreed before we start
- Backup staffing so the job gets done regardless
- Photo and damage reporting on every visit
- Consumables restocked, not billed as an extra
- One point of contact who answers
Running more than one door
The bigger your portfolio, the more a no-show costs you. Depth of staff is worth more to you than it is to a single-unit host.
One point of contact
Every property, one person who answers, one thread. Not a group chat with six cleaners in it.
Capacity through peak season
January through April is when everyone needs a cleaner and nobody has one. We hold capacity for contracted portfolios first.
Volume pricing
Per-turnover rates come down as the door count goes up. We'll put it in writing after the walkthroughs.
One invoice
All properties on a single statement, itemized by address, on whatever cycle your bookkeeping runs.
Where we work
We're based in Tempe and cover Mesa and the rest of the East Valley plus the closer parts of Phoenix and Scottsdale. Outside that list, ask anyway. If the route works, we'll take it.
Questions hosts ask
What does Airbnb cleaning cost in the Phoenix area?
It depends on the size of the property, whether we handle laundry, and how tight your turnover window is. Most Valley cleaners price this way, and so do we. After a free walkthrough you get a flat per-turnover rate in writing, and that rate is what you pay. We are not the cheapest option in the Valley, and we are straightforward about that.
What happens if my cleaner calls in sick?
Somebody else comes. We are staffed deep enough to cover an absence without calling you about it. This is the single most common reason hosts leave their previous cleaner and the reason most of them call us.
Do you do same-day turnovers?
Yes. Same-day flips between an 11 a.m. checkout and a 4 p.m. check-in are normal work for us. Tell us your window and we schedule around it.
Who supplies the linens?
You do, either way. You can keep your own wash and fold service and leave clean linens at the property, or we run the laundry through our partner for an added fee. The second option needs three full sets so there is always one clean, one in use, and one in rotation.
How do I know the job was actually done right?
Two ways. Photos of every room land with you before the next guest arrives, and our quality assurance cleaners are on the road every day inspecting completed turnovers in person against our checklist. Most problems get caught and fixed before you would ever hear about them.
Do you restock supplies?
Yes, on every turnover. Paper, soap, dish soap, coffee, and the rest of the consumables, plus a note on anything running low so you can order before it runs out.
What if a guest damaged something?
You hear about it the same afternoon, with photos, while you still have time to file a claim with the platform.
Do you clean houses or offices too?
No. Short-term rentals are all we do. That is deliberate, because it means no residential route or office contract is ever competing with your changeover day.
Which areas do you cover?
Mesa, Gilbert, Chandler, Tempe, Queen Creek, Apache Junction, Scottsdale, Fountain Hills, Gold Canyon, and the closer parts of Phoenix. Outside that, ask anyway. If the route works we will take it.
How do we get started?
A free walkthrough. We look at the property, learn how you like it set up, and send a flat per-turnover rate. No obligation and no pressure.
